Send new property listing alerts on WhatsApp that match a buyer's budget
A WhatsApp flow that matches new property inventory to a buyer's saved budget, location and BHK, and only alerts the buyers it is actually relevant to.

How the flow works
A buyer's preferences are saved
During the first enquiry or qualification chat, the buyer's budget range, preferred location or micro-market, BHK and purchase timeline are saved as custom fields on their contact, the same data a qualification chatbot already collects.
A new listing enters inventory
A new unit, resale listing or rental becomes available and is tagged with its price, location and BHK in your system, whether that is a CRM, a spreadsheet import or your ecommerce-style product catalogue.
The listing is matched to saved buyers
A segment is built (or re-run) that filters contacts whose saved budget, location and BHK fall within range of the new listing, so only relevant buyers are considered, not the whole contact list.
Matched buyers are alerted
An approved marketing template, naming the listing's key details, is sent to the matched and opted-in segment. Buyers who reply with interest are routed to the right sales manager or broker with the listing already attached to the conversation.
Interest is tracked and followed up
Replies move the contact into a pipeline stage such as interested or site-visit requested, so a listing alert that gets a reply turns into a tracked lead rather than a one-off message.
Business: Hi Rohit, a new 3 BHK just listed at Green Meadows, Wakad, within your saved budget of ₹80 lakh to ₹1.2 crore: ₹98 lakh, 1,180 sq ft. Reply INTERESTED to get the brochure and book a visit, or STOP to stop listing alerts.
Customer: INTERESTED
Business: Great, here's the brochure. Our relationship manager Arjun will call you shortly to arrange a site visit.
Customer: Can I see other units in the same tower too?
Business: Of course, I've passed this along to Arjun, who will share the full tower's availability with you.
The problem this solves
Most real estate marketing on WhatsApp is either a broadcast to everyone, which trains buyers to ignore it, or a manual "let me check if anything matches you" reply that depends on a salesperson remembering a conversation from weeks ago. A listing alert built on saved buyer preferences sends the right listing to the right person automatically, without broadcasting inventory a buyer has no reason to want.
This only works as well as the preference data behind it. A budget, location and BHK saved during the first qualifying conversation, the same fields a lead-qualification flow already collects, are usually enough; there is no need for a long preference survey that risks the buyer dropping out.
Writing the alert template
A listing alert is a marketing template, because it promotes a specific unit the buyer did not already ask about. Keep the key facts (project, location, configuration, price, and the point that it falls in the buyer's saved budget) in the body, and give the buyer a clear way to say yes or opt out. The real estate industry playbook has a wider set of templates for this stage, visit confirmations and cost-sheet follow-ups.
Building the match in Broadchat
- Save budget, preferred location and BHK as CRM → Super Field custom fields the first time a lead is qualified, whether by a chatbot or a human agent.
- When new inventory comes in, build or refresh a CRM → Segment filtering contacts whose saved fields fall inside the listing's price band, location and configuration.
- Send the listing alert template to that segment from CRM → Bulk Campaign, with Retarget rules so you can message non-repliers again later without resending to people who already replied.
- Route "INTERESTED" replies through a chatbot keyword trigger that assigns the contact to the right sales manager for that project and attaches the listing details to the conversation.
- Move replied contacts into your CRM → Boards pipeline at an "interested" or "site-visit requested" stage so the follow-up is tracked, not left in the inbox.
What results to expect
The value of this flow is concentration, not volume: a smaller, well-matched send that gets replies and site visits is worth more than a large send to an unmatched list, which mostly earns opt-outs and a lower quality rating. Track your match rate and reply rate for the first few sends to tune how tightly you filter, and compare site-visit conversion from alert replies against your other lead sources over time.

What to measure
- Match rate: new listings that find at least one matching, opted-in buyer in the saved contact base.
- Reply rate on listing alerts, compared with your general marketing template reply rate.
- Interested-to-site-visit conversion for leads that came from a listing alert specifically.
- Opt-out rate on listing alerts, watched closely since an irrelevant match damages trust quickly.

Frequently asked questions
Is a property listing alert a marketing or utility message?
Marketing, because it promotes a specific unit the buyer has not already asked about. Only send it to contacts who opted in to receive project and listing updates.
What if I don't have saved budget and location data for most contacts?
Start saving these fields during qualification going forward, and run the alert flow only on contacts that have them. Sending a listing alert to contacts with no saved match data defeats the purpose and behaves like an unfiltered broadcast.
Can this work for rentals as well as sales?
Yes. The same matching logic applies to rental listings, usually with a shorter list of filters such as budget, location and move-in date.
How often can I send listing alerts without hurting my quality rating?
Only when there is a genuinely matching new listing, not on a fixed schedule. Sending an alert that doesn't actually match a buyer's saved preferences is the main way this flow backfires.
